Home Affordability Calculator

Test three separate limits: cash at closing, a lender-style debt-to-income illustration, and the monthly budget you want to live with. This is not a preapproval.

Exact model assumptions

The DTI ceiling is your own illustration, not a universal lending cutoff or approval. DTI room uses gross monthly income, your chosen ceiling, and other debt; it includes principal, interest, tax, insurance, HOA, and mortgage insurance, but excludes maintenance. Take-home room subtracts all nonhousing spending and saving, including the same debt payments, plus your chosen cash cushion; it includes maintenance. These are separate constraints, so debt is not subtracted twice within one budget. Cash to close assumes down payment plus a percentage for closing costs after preserving your reserve. Rates and percentages stay fixed; no program eligibility, assistance, underwriting, tax deductions, escrow changes, or loan offer is modeled.
